What is a DSCR loan and how does it work in South Carolina?

DSCR stands for Debt Service Coverage Ratio. The lender divides the property's monthly rent by its full monthly payment: principal, interest, taxes, insurance, and any association dues (PITIA). Hit 1.0 and the rent covers the payment. That ratio, plus your credit and down payment, is the qualification. Your personal tax returns, W-2s, and DTI stay out of it.

South Carolina has one investor wrinkle no national lender page handles well, and it sits inside that PITIA number. A rental here is assessed at a 6% ratio and loses the owner-occupant's school-operating tax exemption, so the tax line in your ratio runs far above what a listing site's "estimated taxes" shows. Short-term rentals: what's actually legal where

South Carolina has no statewide STR law, so the city or county you buy in is everything, and the coast splits sharply. Folly Beach runs a voter-approved 800-permit cap; Isle of Palms, right next door, rejected a similar cap and has none. Mount Pleasant's 400-permit cap is effectively closed to new applicants. Charleston regulates by zone and category rather than one citywide number. Myrtle Beach keeps STRs out of residential zones. Hilton Head rewrote its rules in May 2026 and now bars corporate-entity permit holders. Why does South Carolina's 6% property tax ratio matter for my DSCR?

Because taxes sit inside PITIA, and a rental loses the owner-occupant's 4% ratio and school-operating exemption. On the identical house, an investor's property tax routinely runs 2.5 to 3 times an owner-occupant's. That larger tax line is a real DSCR drag most buyers do not expect, so we model the 6% figure, not the listing site's number.
